Madrid, April 22, 2020. In the second of the two large logistics assets built by Pulsar Properties in Torija, and after adapting it to the required activity, Factor 5 provides services to the food sector; specifically, to a large distribution group.
The previous warehouse similar to this one, also built by Pulsar Properties, was leased in October 2020 by XPO Logistics and provides services to the textile giant Primark for its supply chain operations in Spain and Portugal.
In this way, Pulsar Properties contributes significantly to the economic activity of the municipality and its influence area, which has become one of the main poles of attraction for business investment in the Corredor del Henares, making Torija one of the most active municipalities of the area, in which Pulsar Properties will shortly add two new projects.
The company already exceeds 100,000 m2 of logistics buildings in less than two years materialized in five large projects developed: Ontígola in Toledo; Parets del Vallés in Barcelona; and Fontanar and the two from Torija in Guadalajara. In this way, the portfolio of warehouses delivered to the joint venture formed by KKR, RHC and Pulsar Properties increases: Pulsar IBERIA Logistics.
Platform characteristics
The execution of the work was carried out by the construction company specialized in logistics Ferrovial. In recent months, the platform has been the subject of new adaptation works to adapt to partial cold storage, necessary for the activity to which Factor 5 is going to use it. The platform measures 20,000 square meters of construction and has 19 docks.
This Torija platform, like all Pulsar Properties projects, has the latest technological innovations and has recently obtained the LEED Silver certification, which the rest of Pulsar's assets already have, and which is granted by the US GREEN BUILDING COUNCIL.
The LEED Certification (Leadership in Energy and Environmental Design) is an internationally recognized certification system for sustainable buildings that is awarded based on a series of requirements related to sustainability applied to various fields. For example, it places special emphasis on the optimal use of energy, its source and its impact on the environment, as well as on habitat restoration; optimal use of water; the reuse of materials for construction or the minimization of the carbon footprint as well as the constant commitment to improve the strategies implemented.
